Article 1 – This contrat concerns the rent of a cottage at Bouillatou 24480 Bouillac.

Article 2length of stay : The signatory of this contract for a fixed term will under no circumstances be able to claim any right to stay in the premises at the end of the stay

Article 3 : Agreement of the contract : The reservation becomes effective from the moment when the tenant sent to the owner 30% of the total amount of the booking price.

The tenant cannot transmit this rental to other people unless written agreement ot the owner. The result will be the immediate termination of the booking due to the fault of the tenant. The total price remains acquired from the owner.

payment of the balance : The balance of the rent is paid 45 days minimum before the arrival of the tenant.

Express booking : This reservation is made within 45 days before the date of the tenant arrival : the total price is paid upon the booking

Article 4cancellation by the tenant : Any cancellation must be notified to the owner as soon as possible.

a) cancellation before arrival

the deposit remains with the owner.  the balance of the amount of the stay may be asked if the cancellation occurs less than 30 days before the scheduled date of booking.

If the tenant does not arrive (or  within 24 hours of the arrival date indicated on the contract, this contract is broken and the owner can dispose of his accommodation. The total amount paid for the reservation also remains acquired to the owner.

b) if the stay is shortened, the price of the rent remains acquired to the owner. There will be no refund.

Article 5 Cancellation by the owner : The landlord pays the tenant the full amount paid in advance.

Article 6arrival : . The cottage is available from 4 pm and must be vacated by 10 am on the day of departure ; from 11:30 am, the owner reserves the right to charge an extra night.

Minimum reservations are 7 days – 7 nights in July and August.

All requests are studied for the other months.

Article 8 – inventory: An inventory is established in common and signed by the tenant and the owner or his representative at the arrival and departure of the house. This inventory is the only reference if there is a litigation concerning the inventory.

Linen and towels are provided for the  stay.

The tenant will clean the premises before departure or agrees to pay 70 € (30 € for the studio “Le Figuier”) for cleaning.

Article 9 – Deposit : This will be asked in cash at your arrival and refunded after your stay minus possible damage costs.

Article 10 – use of the rental place : Tenants must avoid all noises that could interfere with other cottages. the silence must be total between 23:30 and 8:00.

Smoking is forbidden in the cottage and and on the pool area. Ashtrays are available on the terrace.

There are septic tanks. So, please do not throw anything in the toilet except toilet paper.

Visitors are allowed under the responsibility of the renter who receives. Please notify the owner.

The swimming pool (1.40 m deep, no dive), playgrounds, sports facilities are not supervised. Minor children are under the sole and exclusive responsibility of the parents.

In the event that a tenant  does not respect the present provisions, the owner will ask the tenant to  stop the disturbances.

In case of serious or repeated infringement, the owner can stop the reservation. The owner will keep the total payment of the location.

Article 11 – capacity: The number of people occupying the cottage can not be greater than the sleeping capacity of the rented cottage. The owner can refuse additional people.

Any modification of the contract will be considered at the initiative of the customer.

Article 12 – Pets : Pets are not allowed.

Article 13insurance : The owner provides housing against rental risks on behalf of the tenant (water damage, fire, broken glass). The tenant has the obligation to report to the owner, within 24 hours, any incident occurred in the cottage.

He is responsible for any damage that may occur. He is required to be insured.

The owner can have the access to the house for any verification or repair.

The tenant remains responsible for his belongings.

Article 14 payment of charges : Water and electricity charges are included in the rental price, for normal use. In case of abnormal use, the charges may be re-invoiced to the tenant.

Article 15disputes : For the execution of the present, the owner and the tenant make election of domicile in their respective homes. However, in case of dispute, the Court of the domicile of the owner will be only competent. This contract and its consequences are subject to French law.
